Working Drawings

For the final phase of the architectural process, the focus shifts to completing detailed working drawings and the necessary documentation. Although this phase doesn't require frequent meetings with you, it involves the most intensive work. The final design sketch evolves into a complete set of drawings, with added structural details, wall sections, dimensions, notes, and finish materials.

This phase also includes the preparation of a clear scope of work for contractors and tradesmen to execute the project. A Building Code Review and Provincial License Stamp are necessary for submitting plans for a building permit. Our firm, registered under the Building Code's subsection 3.2.4. of Division C, ensures that all work is in compliance with provincial regulations. Depending on your municipality, a professional structural engineer's review may also be required as part of the permit process, which will be confirmed in the final stages.

At this stage, we will coordinate the final permit package, which includes architectural drawings, sub-consultant documents, and a schedule 1 designer form showing our B.C.I.N. (Building Code Identification Number). If you're unable to submit the final permit package, we offer submission services on your behalf. Once the permit is granted, our role concludes unless contract administration during the construction phase is required, which can be arranged if necessary. Each project is unique, so we provide a tailored proposal for services, with pricing based on the project's complexity rather than square footage. This ensures that you understand all costs upfront, including professional fees for both Matthews Design and any necessary sub-consultants.
